This impressive detached house, situated in its own grounds in the tiny village of Ancroft, dates from the 1740s and offers a unique escape away from reality - ideal as a holiday home for families or for small group holidays with its huge grassed garden for alfresco dining or family games, plus new for 2014 a 7 person hot tub. There are numerous lanes and footpaths to explore or visit the 11th century church which was later fortified and defended against the cross border raids of the medieval period. Just 5 minutes' drive to the north across the famous bridges is the centre of Berwick Upon Tweed, 10 minutes' drive east are the sandy beaches and links golf course at Goswick or 15 minutes and you could be on the causeway to Holy Island, subject to the safe Holy Island Crossing Times.

For an evening meal out with style visit the Tilmouth Park Hotel on the A698 near Cornhill.

Access Statement

Ancroft Manor is a 2 storey farmhouse dating back to the1700s and located in the village of
Ancroft, 5 miles south of Berwick upon Tweed. The house sleeps 12 adults with facilities for a
baby and 1 dog is allowed. The property has oil central heating with open fires in the drawing
room and tv room. Smoking is not allowed.
Pre arrival
Bookings are made through Stay Northumbria and Northumberland Cottages websites, details
above including telephone number and email.
The nearest shops are 5 miles away in Berwick upon Tweed, therefore it is advisable that you bring
some essentials with you on your arrival. Tesco and Asda may deliver at a mutually conventient
There is a bus service that runs through the village and the nearest train station is Berwick upon
Arrival and car parking facilities
There is ample car parking within the driveway at Ancroft Manor which is level gravel. Entrance to
the house is via the back door (820mm wide) and guests can either be welcomed on arrival or
arrangements can be made to leave a key. There are no steps to access the property. The large
front door (900mm wide) to the east can only be opened from the inside.
Public areas
All rooms on the ground floor are carpeted throughout with the exception of the kitchen which has
oak laminate flooring. There are no steps inside except for the large traditional sweeping staircase
leading to the first floor, which is also carpeted. There are 2 small steps leading to the twin en
suite and 1 step leading to another of the twin rooms and bathroom.
Access to the large drying green and play area has 3 large wide steps to it.
Public Areas - WC
There is 1 internal downstairs WC which is located in a small room off the cloakroom and is quite
restrictive with an inward opening door (680mm wide).

There is a downstairs washroom (suitale for keeping a dog) with washing machine and tumble
drier although we advise you to use the green approach and use the clothes horse provided or the
outdoor washing line which is located in the drying green via the patio.
Ancroft does not have a shop but does have a small post office located next to the village hall.
Leisure facilities
A large patio and seating area is located in the garden which is ideal for alfresco dining and BBQs.
A 7 seater hot tub is also located on the patio and we advise guests to bring their own towels and
not use the ones provided in the house.
Outdoor facilities
Enjoy the sheltered patio area and let the children play in the large grassed area suitable for all
activities. A gas BBQ is provided and found in the outhouse opposite the back door. A 7 seater
hot tub is located on the patio.
There are 6 bedrooms, 3 are doubles and 3 are twins. 1 of the twins is accessed through a double
room and has an en suite with electric walk in shower, toilet and wash basin.
There is 1 bathroom, 1 shower room and 1 en suite shower room upstairs. All have wash basins
and toilets.
Opposite the kitchen with fridge, freezer, iron, ironing board and lots of shelf space.

South facing with good natural light, laminate oak floor, plenty of worktops and storage. There is
an Aga cooker, microwave, kettle, toaster, toastie maker and dishwasher. Table and chairs are
provided to seat up to 8.
Dining room
Again south facing with a table that will seat 12 at once or can be split into 2. Sideboards for food
and drinks and a traditional open fire which is blocked and not to be lit.

Grounds and gardens
The garden is level and consists of grass and gravel with shrubs and a rose border. The property
is enclosed with a wall, fence and hedges. A secure fenced grass area at the rear of the property
is ideal for children and pets. We ask guests to clean up after pets and not to drop any litter.
Open fires
2 open fires are used in the drawing room and the TV room. It is important to never leave them
unattended and always use the fire guards provided. Any hot ashes being removed should do so
in the metal buckets provided. These should then be left to cool in the coal shed outside. Please
take care when cleaning fires out as the ash and dust can be harmful and make a mess.

Guests should be able to get a mobile signal and may take incoming calls on the house phone and

Lovely big property,very warm and welcoming,with beautiful views from every window. Had a wonderful weekend with family,had a lovely relaxing time,this house is wonderful lots of character and very comfortable,we had a drive to beach(5 minute drive),had a lovely walk with dog,all my family had a wonderful time and would definitely return,highly recommend.

Perfect location- rural but very handy for Berwick-upon-Tweed. Nice size - large enough for a big party but felt homely with lots of rooms for relaxing in. Kids loved the games room. Nice big table for meals (and a large jigsaw!). Outside was well looked after (notice previous reviews stated needed work so presumably this has been done). Thanks for a great family holiday - many happy memories
