Description

Beadnell House, previously a hotel, has been tastefully converted into five exclusive apartments.The Penthouse, as you would expect, has been created from the top floor ex-servants' quarters and the hitherto unused attic space. It sleeps 4 in 2 bedrooms and has 2 designated car parking spaces within the grounds, is centrally heated and exudes the qualities of this beautiful building. This holiday apartment can be rented individually, or a group of up to 8 can be accommodated in this and Taylors on the 1st Floor below.

Just a few minutes' walk from The Penthouse takes you to Beadnell's sandy beach and delightful harbour with sandy bay and rocky coves beyond. There is a coastal footpath linking Beadnell with Alnmouth and the beautiful Heritage Coastline to the south or Seahouses and Bamburgh to the north. Beadnell, popular with divers exploring the off shore wrecks, walkers and beach strollers, has a relaxed atmosphere with village shop, and choice of pubs offering bar and restaurant meals.

Excellent golf courses are within easy reach with Seahouses, Dunstanburgh and Bamburgh being notable local links courses. Or take a memorable boat trip from Seahouses Harbour to see the National Trust's Farne Islands. Land on Inner Farne, spot the local seal population and imagine Grace Darling's heroic adventures. The village makes an ideal centre for a family coastal holiday!

Access Statement

Introduction
This property has a lot of stairs.
The Penthouse is a top floor 2 bedroomed apartment over two levels in Beadnell House. It
is approached from the road down a gravelled drive and accessed through the main front
door of the House. Car parking is designated in the grounds - 2 spaces per property.
There is a 3cm thresh up to the front door, an inner door opening to the right into the
communal hall, the main staircase has two flights of stairs up to the fire door opening
outwards to the right, the apartment front door is straight ahead in the fire lobby. Once
inside there is a flight of 7 steps, a half landing then 9 steps. Bedroom 2 is situated on the
right. 2 steps turn right into the upper hall the main bathroom on the right, Master
bedroom and ensuite straight ahead.
Up a flight of 7 steps into the lounge dining kitchen area which is all on one level, a
mezzanine stair case of 6 steps leads to a mezzanine area with double doors opening
onto a balcony.

Arrival & Car Parking Facilities
• Designated Car parking is available on the right hand side as you enter the drive.
• Outside the grounds of Beadnell House the pavements are in good repair, and
generally the area is level.


Main Entrance & Reception
• The main entrance is the front door. The key for this door is located in the key safe to
the right of the door, you will receive the code with your directions.
• There is PIR operated lighting in the grounds.
• The front door is has a thresh of 3cm through a door 120cm x 120cm, The keyhole
is 142cm high. The key must be turned to the right and the lower handle turned as
well.
• The front door opens into the hall area and is hinged on the left. The flooring is coir
matting then carpet.
• Through the inner glazed door hinged to the right 97cm x 210cm.
• The lights switch on automatically.
• The apartment is up one long, one short flights of stairs all carpeted with a banister to
the right. Flight 1 is 10 steps 17cm high, 130cm wide, 37cm deep, a half landing
140cm x 140cm , Flight 2 is 4 steps 17cm high, 130cm wide 37cm deep.
• A fire door opens towards you hinged to the right. The handle is 100cm high.
• The apartment is straight ahead, the front door is hinged left 80cm wide x 194cm
high, the key hole is 92cm high and the door handle is 98cm high.
• The front door opens into a hall, coat rack to the left. Stairs to the right, 7 steps
18cm high, 37cm deep, 95cm wide. to a half landing turning to the right 9 steps

• The kitchen is off the lounge the floor is tiled. Fire extinguisher at 130cm high and
fire blanket at 130cm high are on the wall on the right as you enter
• The work surface is 92cm high and 60cm deep. The sink and electric hob are also at
92cm high.
• Above the hob is an extractor unit which operates by controls at the front, there are
wall cupboards as well as under bench cupboards and drawers.
• The water heater is in the upper cupboard to the left of the cooker.
• A microwave is also available on the work bench to the right of the hob.
• The dishwasher is under bench to the right of the sink. The door opens from the top
downwards
• There is a freestanding american fridge freezer.
• Catering standard crockery is provided in the cupboards above and below the work
surfaces. Glasses and cups etc are in the wall cupboards.
• The electric oven can be accessed from the front. The oven door grill is above bench
height.
• The kitchen is lit by the main room lights which are switched on the left as you enter
the kitchen there is also an island unit, and under cupboard lighting the switch is
situated to the right as you enter the kitchen.


Laundry
• There is a front loading washing machine available in the space between sink and
the cooker.
• The washing machine is 58cm wide and 86cm high.
• In the property a drying rack is stored in the hall cupboard.


Outdoor Facilities
• The property has an open balcony with wooden deck floor and wrought iron railings.

• This is accessed from the master bedroom the room is tiled with beige travatine tiles
to floor and walls. The shower is a separate quadrant cubicle 90cm, mains operated.
• Bath room door opens towards you 74cm wide by 199cm high, opens with a knob
and is hinged on the left.
• The toilet seat is 41cm high - the space to the right is 23cm and to the left 24cm.
The sink height is 86cm.

the left.
