Glebe Court is a horseshoe-shaped single storey barn conversion situated on the outskirts of the tranquil
village of Ellingham (5 minutes walk from the village centre). The cottage can provide accommodation for
up to eight people. The facilities can accommodate elderly visitors and those who have disabilities or are
wheelchair users. (Doorway widths, thresholds and light switches are all “wheelchair” friendly). However
some rooms have restricted access.
Parking
The parking area for Glebe Court is a gravelled courtyard through a private archway.There is parking for 2
cars, one under the arch and the other in front in close proximity to the property.
Access to the cottage
The entrance to the cottage is through a private archway to a gravelled horseshoe-shaped courtyard which
has security lighting. There are two entrances (both with a small wooden lip/threshold) a main door leading
into a small porch way that gives access to the kitchen and sitting room. The other has a double stone-slab
width pathway (easier for wheelchair access) from the archway leading to a patio style door giving easy access to the bedrooms. Guests may be met on arrival by the owners, or the key will be left in the notified
location if they cannot be there.The is security lighting to aid late evening arrivals. Pets are not allowed.
Cottage Entrances
Entrance 1 through main front door: door width 800mm, lever handle, push opening, hinged door. On entering the small porch area the sitting room door is on the right and the kitchen/dining area on the left. Although doorway width is suitable for wheelchairs, space for wheelchair turning is limited.
Entrance 2 through double doors from late pathway: opening out patio doors are lever handle and hinged,
leading into main hallway/sun room area. There is sufficient access for wheelchair turning.
All windows where possible have been lowered. All internal doors 800mm wide. Accessible light switches
and sockets.
Hall, Stairs, Landing
Hallway: can be reached from the outside pathway through double external doors, from the utility room/
corridor leading form the dining kitchen, or from the bedroom area. The hallway sits at the centre of the
horse-show shape layout. It is roomy and bright having patio doors and 2 adjoining windows. It contains
anodised garden table and 2 chairs. Flooring is cushion floor, with large doormat in front of the patio doors
(which can removed on request). Lighting is accessed by metre high switches on either side of this room.
The thermostatic heating switch can also be found here. Hallway also houses a walk-in cupboard with
books, games and DVDs. 1 door leads directly from hallway into ground floor twin bedroom. Another doors
leads into a smaller hallway and staircase area which in turn leads off to 2 ground floor double bedrooms, a
ground floor bathroom and an upstairs double bedroom. This area is well lit, has 2 windows and suitable
placed lights and switches. The flooring is short pile carpet.
Staircase: is a dog-leg type with standard height steps. Initially the handrail is left-handed until the corner
is navigated, then it becomes a standard right handed bannister. Stair flooring is carpet.

Sitting Room
There is plenty of seating and space around the furniture (furniture position can be altered on request to
allow for easier wheelchair access). There is a 3-seater sofa, a 2-seater sofa, 2 easy chairs (1 of which is a
ricking chair), a large coffee table and a nest of tables. There is a digital TV, DEV player. Flooring is short
pile carpet. 3 windows and 2 ceiling Velux windows (2 look over courtyard and 1 over fields). 2 ceiling
lights1 upright light and 3 table lamps. Inglenook fireplace with multi-fuel stove (initial starter pack of wood
provided). Fireguard provided.
Dining Kitchen
On opposite side of entrance porch from sitting room is door into kitchen/diner (a small lip threshold on
lounge doorway). Fairly large room containing table with seating for 8. The kitchen area is well equipped
with standard size cupboards and worktops. It has a stainless steel sink with mixer tap, lever tap fittings.
The rom has an oil type Aga stove with duel function - for cooking and for providing the central heating system. There is also a 2 oven ceramic hob electric cooker (top door drop-down, bottom door side-opening).
Stainless steel filter/extractor fan above hob. Control panel for hot water and central heating located in
kitchen (between worktop and wall unit height). Electric immersion heater available. Kitchen well lit with
good contrast between floor (natural black slate), cupboards and other surfaces. 2 standard ceiling lights,
spot lights beside Aga stove, under wall-cupboard lighting for all work areas. 1 large window (overlooking
courtyard) and 2 ceiling Velux windows. Microwave oven, under-worktop fridge and freezer provided. 2nd
doorway from kitchen/diner into corridor area, which in turn leads to utility room/toilet and main hallway.
Whilst furniture can be repositioned to allow for easier wheelchair access from kitchen to other rooms or for
seating arrangements at the table, there is not sufficient space for full wheelchair turning to access kitchen
facilities/equipment.
Utility Room
Situated between hallway and kitchen, has standard size double kitchen unit with sink top/drainer (standard
separate tap, turn style fittings), washing machine and toilet. Ceiling light. Cushion floor. No area for
wheelchair turning.
Bedrooms
3 on ground floor, 1 on first floor. Each bedroom sleeps 2. 1 bedroom on ground floor may be suitable for
wheelchair access, having sufficient wheelchair turning to access facilities. Flooring in all bedrooms is short
pile carpet and the doorways show a contrast on entry with a small wooden lip. Standard ceiling light in
each room (switches all at 1 metre height), and 2 bedside lamps. Pillows and duvets all non-feather (blankets also provided).
Ground floor bedroom 1 - twin room directly off small corridor hallway. 1 single bed facing lengthways,
2nd single bed behind door. Wardrobe, 2 bedside cabinets. It is only possible to walk along each bed on
one length side. 2 ceiling Velux windows (with blackout curtains).
Ground floor bedroom 2 - double, accessed via sunroom hallway into small bedroom hallway (giving access to 3 bedrooms). Double bed, 2 bedside cabinets, with single wardrobe and chair behind door. Although it is possible to walk around all 3 sides of the bed, wheelchair users/people with limited mobility

have only access to one side of the bed, that is directly in front of the doorway. Large sash window. Ensuite bathroom. Standard size toilet and handbasin and large bath with mixer shower tap. No wheelchair
turing space. Vellum window, ceiling light and 14” portable TV.
Ground floor bedroom 3 - around the corner from bedroom 2, taking up one side of the horseshoe layout
of the cottage, along with the main bathroom. This is the largest of all 4 bedrooms with a double bed and
has a fitted 5-door wardrobe, a standard size child’s cot, 2 bedside cabinets, 1 bed height chest of drawers,
14” portable TV. Furniture in this room can be moved to accommodate wheelchair turning space. 2 windows.
First floor bedroom 4 - Between bedrooms 2 and 3 is a staircase leading to bedroom 4. Double bed, 2
bedside cabinets, single wardrobe (1m 30cm high). Built into the eaves, this bedroom has sloping ceilings
with 2 Velux windows, with black out blinds. There is restricted access round the bed due to sloping ceilings, no wheelchair turning space.
Ground Floor Bathroom
Situated close to staircase and bedrooms 2 and 3, contains a standard size toilet and washbasin, a large
bath (standard separate tap, turn style fittings), and a separate shower unit. The shower has a step-in tray
and shower curtain. Shower height is adjustable and lit from above. Handbasin has an overhead light and
electric power point for shaving. Ceiling light, window. Floor is short pile carpet. Bathroom does not have
sufficient access for wheelchair turning.
Externally
Immediately off the quiet lane, though an archway is the private courtyard of Glebe Court. This outdoor
space is pebbled, has room for 2 cars and outdoor seating for up to 8 people. There is a path running from
the archway to the 2nd main entrance to the cottage. Path is 2 widths of stone slabs. Washing line facility.
There are several small planting areas and climbing plants dotted around the courtyard walls. Security
lighting can be found under the archway and within the courtyard. Main door has an outside light.
